PCNZ Award wins 2025
We are proud to share that two projects designed by Jasmax were recognised for excellence at the 2025 Property Industry Awards. AUT Tukutuku received Excellence in the Education category, while Hawaiki Papa Kāinga for Ngāti Whātua Ōrākei received Excellence in the Community and Affordable Housing category.

AUT Tukutuku
Tukutuku represents the first step in the revitalisation of AUT’s North Campus. The four-storey learning facility serves as the social and academic heart of the campus, anchored by a soaring timber atrium. Designed with a strong focus on connectivity, sustainability and wellbeing, Tukutuku is now home to the Faculty of Health and Environmental Sciences and the School of Education and offers students a blueprint for creating a more sustainable future.
Currently recognised as New Zealand’s most energy-efficient university with the lowest carbon emissions per square metre of built space in the country, AUT reinforces this leadership with Tukutuku – its most sustainable building to date. Tukutuku features the largest post-tensioned engineered timber structure in Australasia and integrates the adaptive reuse of the existing AF building. Together, these design strategies have halved embodied carbon emissions compared to a new development built using industry-standard materials such as steel or concrete, ensuring Tukutuku meets Jasmax’s 2030 net zero targets for both operational and embodied carbon.

Hawaiki Papa Kāinga, Ngāti Whātua Ōrākei
As part of an ongoing partnership with Ngāti Whātua Ōrākei, Jasmax designed the latest residential development for the hapū on Hawaiki Street, creating new homes on ancestral land. The Hawaiki papa kāinga development showcases how Ngāti Whātua Ōrākei is delivering innovative housing models as pathways to homeownership, with 24 one‑, two- and four-bedroom homes available to hapū members. Hawaiki represents an important step in expressing ahi kā, the long history of connection between the hapū and their whenua (land) in Ōrākei, while offering warm, healthy homes within a forward-looking masterplan that honours tikanga (Māori values and practices).
Land is leased to homeowners on a 150-year term, with no annual leasehold payments, significantly reducing the purchase price and making the homes more affordable. In addition, whānau members benefit from a shared equity scheme offered by Ngāti Whātua Ōrākei, further supporting the path to homeownership.
