Adaptive reuse of an ‘80s office block into light-filled apartments
All-inclusive design that’s better for the environment
The design concept for Symphony303 transforms an outmoded 50-year-old Epsom office block into 43 new apartments, close to Maungekiekie / One Tree Hill, Epsom town centre and public transport links. The adaptive reuse of the existing commercial building will double its lifespan, significantly reducing the overall embodied carbon of the development when compared to a new-build alternative.
The design retains the original concrete frame, with two additional levels added in carbon sequestering, lightweight cross-laminated timber (CLT). Using a comparatively lightweight material also avoids the need for significant upgrades to the existing building foundations. Jasmax research shows that buildings which are reused rather than replaced can reduce overall carbon emissions by up to 50% as well as reducing the project cost by around 20%.
