Project Stellar proposes to transform a 4,000sqm site on Epsom’s Great South Road, that currently houses an outdated motel, into a mixed-use development with two nine-storey build-to-rent apartment buildings, supported by ground-floor amenity in the form of common space and commercial activity. The project will provide 190 apartments of varying sizes, from studio to three-bedroom options, for those seeking high-quality rental accommodation in a prime location, close to schools, Newmarket, rail connections and other transport links.
The development integrates biophilic design principles, prioritising land for the provision of landscaped courtyards with deep root zones to accommodate mature full-size trees. The landscape and planting design takes cues from the cultural landscape, including three significant volcanic cones, with a focus on increased biodiversity, and pollinator-attracting plants. These courtyards are designed to provide characterful spaces for recreational activities, to support health and wellbeing through connection to nature, while aiming to foster social bonds and a sense of community among residents.
The buildings’ top levels will contain shared amenities, and landscaped roof terraces for the use of residents. One will offer a sleek, flexible interior space with a shared kitchen and bar for larger events, while the other will be bookable and allow for more intimate gatherings such as meetings, small events and dinner parties.
The development will provide much-needed innovation in the Epsom housing market, and an attractive addition to the surrounding urban landscape, while marking a step towards the transformation of a busy urban corridor into a vibrant, urban and green mixed-use environment.
