Jasmax are designing The Grove – a 135 unit residential development in Papakura. The objective is to create a community with a strong sense of identity, built around shared landscapes and coherent architecture, balanced with the desire to provide affordable new housing.
The project develops a new street grid connecting in all directions, and establishes an attractive edge of countryside character. The streets promote walking and cycling as well as vehicle movement, with a park-like planting theme. There are several shared park spaces that provide community amenity and perform as part of a natural treatment system for stormwater.
The houses are clustered into distinct neighbour groups surrounding secure laneway spaces which include extensive planting. These are designed to locate parking away from the main street frontages which helps to create a more positive visual connection between the public streets and the houses, thus improving the pedestrian amenity in the streets. The shared areas connect houses as a community group while all houses present an engaging face to the streets and public open spaces.
The detached houses range from 3 to 5 bedrooms over 2 storeys, which helps to achieve a compact building form whilst maximising space around the dwelling. Environmental sustainability is a key driver in the design. All the dwellings are positioned and laid out in response to sun providing light to main living spaces and adjacent outdoor living areas.
