    This project is a landmark development in Auckland’s awakening to the value of sustainable and innovative commercial property.

    The building initially achieved a NZGBC 5 Green Star Rating for Office Design, which was the highest rating under the NZGBC rating tool at the time. In 2015, its rating was increased to 5.5 Stars after the Developer evidenced a 17% improvement on efficient energy use, compared to previous years. As a result, it continues to be one of Auckland's most sustainably-designed and performing buildings.

    In a collaboration with Connell Wagner façade engineers, Stephenson and Turner mechanical engineers and Thermosash a completely new unitised glazing system was created, in the form of the triple-glazed twin-skin diagrid façade.

    The building has five façades that each must address different conditions. Each façade underwent rigorous environmental testing by the design team.

    Both thermal and urban considerations for the different façades were analysed, with the underlying goal of creating a cohesive and simple building that is also finely tuned and highly crafted.

    Solar exposure on the western elevation is typically the most severe, so in order to limit the adverse effects of heat gain, a series of precast concrete louvres that span the full floor to floor distance were designed. These louvres were aligned to achieve an optimal solar shading effect, whilst retaining appropriate occupant outlook.

    The atrium provides a series of environmental benefits: enhanced penetration of natural light into the floor plates through the circular skylights and open façade, a naturally displaced return air path, and removing the inefficiency of ducted return air systems.

    The floor plan provides active internal communication and workplace interaction. The atrium space is aesthetically open and light, with suspended meeting spaces bridged by walkways that create a lively, peopled space.

    The building has an internal spatial quality that is light and airy and an external fabric that texturally enriches the city.
